What the data contains

Chapter 718 of the Florida Statutes, the Condominium Act, governs how condominiums are created and run: declarations, association powers and duties, budgets, reserves and structural integrity reserve studies, milestone inspections, official records, board elections, assessments and liens, the Division's regulation and conversions. The Florida Legislature publishes the current statutes on Online Sunshine (leg.state.fl.us). Each run reads the chapter's single-page edition and returns one record per section (about 90): section number, catchline (the section's title) and the history note listing every session law that created or amended it. Because the history note grows with each amendment, a monitor reports sections added, repealed, retitled or amended when the Legislature's annual edition, and mid-year updates, are published. Section text is not copied into the records; each record identifies the section so the full text can be read at the source.

Fields and types

Every record has these fields. The key field section identifies a record across runs, so changes are reported field by field.

FieldTypeDescription
sectionkeystringSection number, for example 720.301. The record key.
catchlinestringThe section's catchline (title), for example Definitions.
historystring, nullableHistory note: the session laws that created and amended the section, newest last.

Sample output

Evidence behind every value

  • Each run keeps the publisher's exact response, hashed with SHA-256. This sample came from a response with hash df6a81d983631ae8fc12822a895fb6dbdbe2e0e1ef897a9ba9092a88830827f9.
  • Every value records where it came from in that response: a CSS path into the retained capture.
  • Each run gets a signed manifest (Ed25519) timestamped by an RFC 3161 authority: this run's manifest hash is 6f658ff31dab5704bd9bb7c1033b1f4485061fcb57b6da628fa19fde6a607f22, timestamped October 3, 2026.
  • The compliance state at capture is recorded with the evidence: robots.txt hash and verdict, AI-preference signals, crawler identity and the usage rights below.
  • Download any run as an evidence bundle (WACZ) and check it offline, without trusting SourceFinch: sourcefinch verify-bundle run.wacz.

Online Sunshine publishes the Florida Statutes for public reading without registration and states no terms of use beyond its privacy statement; robots.txt allows all agents except named crawlers it blocks and the /employees/ path. The Florida Statutes are adopted by the Legislature as the official statute law of the state (s. 11.2421, F.S.); enacted law is not subject to copyright under the government edicts doctrine (Georgia v. Public.Resource.Org, 2020). Records contain only section numbers, catchlines and history notes.

Usage rights travel with every record SourceFinch delivers (API, exports, webhooks and evidence bundles). They are our documented understanding of the publisher's stated terms, not legal advice.

Pricing

Each check is one run, whatever the number of records, and failed runs are free. On its default daily schedule this source uses about 30 runs a month, which fits the Free plan's 300 runs. It uses HTTP acquisition, so no browser runs are needed. See plans.
