What the data contains

New York homeowners' associations and condominium boards of managers that incorporate do so as domestic not-for-profit corporations filed with the New York Department of State, Division of Corporations. The Division publishes every active corporation as the Active Corporations: Beginning 1800 dataset on data.ny.gov. Each run asks the dataset's SODA API for the 100 most recently filed active domestic not-for-profit corporations whose names containing HOMEOWNER, CONDOMINIUM, PROPERTY OWNER, TOWNHOM or OWNERS ASSOC, newest first, and returns one record per corporation: DOS ID, current name, initial filing date, county and jurisdiction. A monitor reports newly incorporated associations, and a corporation that dissolves or becomes inactive drops out of the active list. Process addresses (which can name an individual) are never requested. Many New York condominiums are unincorporated and do not appear; the name filter is a heuristic and can include a few non-association corporations with matching words.
