What the data contains

Pennsylvania planned communities (Uniform Planned Community Act, 68 Pa.C.S. 5101 et seq.) and condominiums (Uniform Condominium Act, 68 Pa.C.S. 3101 et seq.) are governed by associations that usually incorporate as domestic nonprofit corporations with the Pennsylvania Department of State. The Department publishes registered businesses on data.pa.gov with one row per business per associated party. Each run asks the dataset's SODA API for the 100 most recently created domestic nonprofit corporations whose names containing HOMEOWNER, CONDOMINIUM, PROPERTY OWNER, TOWNHOM or OWNERS ASSOC, grouped server-side to one record per filing, newest first: Department of State filing number, business name and creation date. Party rows (officers, incorporators and their addresses) are never requested, only the grouped entity columns. A monitor reports newly registered associations. The dataset is refreshed monthly; the name filter is a heuristic and can include a few non-association corporations with matching words.
