What the data contains
Virginia requires every common interest community association, meaning property owners' associations, condominium unit owners' associations and real estate cooperatives, to register annually with the Common Interest Community Board (Code of Virginia 54.1-2349 and 55.1-1835). The Department of Professional and Occupational Regulation (DPOR) publishes the board's current registrations as a tab-delimited regulant list, refreshed every five business days. Each weekly run reads the whole list (about 7,200 associations) and returns one record per association: DPOR certificate number, association name, city, state and ZIP code of its address of record, first certification date, registration expiration date and licence rank. A monitor reports newly registered associations, renewals (a later expiration date) and associations that lapse from the list. The list's individual-name, street address and email columns are never read, so records carry no contact details.
Fields and types
Every record has these fields. The key field certificate identifies a record across runs, so changes are reported field by field.
| Field | Type | Description |
|---|---|---|
certificatekey | string | DPOR certificate (registration) number. The record key. |
name | string | Registered name of the association. |
city | string, nullable | City of the association's address of record. |
state | string, nullable | State of the association's address of record. |
zip | string, nullable | Five-digit ZIP code of the association's address of record. |
certified | date, nullable | Date the association was first certified (registered). |
expires | date, nullable | Date the current registration expires. |
rank | string, nullable | DPOR licence rank; ASSN for associations. |

]Evidence behind every value
- Each run keeps the publisher's exact response, hashed with SHA-256. This sample came from a response with hash
00bd7bb22a3b61b2d659bdb7c53601dd4dbe12eb6b5e1ffc84abee4466f8158f. - Every value records where it came from in that response: a CSS path into the retained capture.
- Each run gets a signed manifest (Ed25519) timestamped by an RFC 3161 authority: this run's manifest hash is
88b3a0cf35bc2e7ebc8a466b22fed7e59c183bdf06fd03f516e16b3d031a9616, timestamped October 3, 2026. - The compliance state at capture is recorded with the evidence: robots.txt hash and verdict, AI-preference signals, crawler identity and the usage rights below.
- Download any run as an evidence bundle (WACZ) and check it offline, without trusting SourceFinch:
sourcefinch verify-bundle run.wacz.

DPOR provides its regulant lists free of charge for download in ASCII tab-delimited format and invites users to open and manipulate the data however they choose; phone numbers are not included and lists are updated every five business days. robots.txt allows the files path. Registrations are public records under the Virginia Freedom of Information Act.

Each check is one run, whatever the number of records, and failed runs are free. On its default weekly schedule this source uses about 4 runs a month, which fits the Free plan's 300 runs. It uses HTTP acquisition, so no browser runs are needed. See plans.
